As part of the Energy Performance of Buildings Directive (EPBD), April 2008 signalled the beginning
of the legal requirement to have in your possession an Energy Performance Certificate (EPC)
for commercial buildings that you construct, lease or sell.
Commercial Energy Assessments (North East) is a provider of the Inspection and Certification
service for the energy performance rating of commercial buildings, managing the process from start to finish.

This is a legal EU directive, introduced in January 2006 with a 3 year implementation period
ending January 2009.

It aims to improve energy efficiency and reduce carbon emissions as part of the government's strategy
towards a sustainable environment and to meet climate change targets under the Kyoto protocol.

A commercial EPC is valid for 10 years unless major modifications to the building have been
made within this time frame.

The person or entity BRINGING the commercial property to the market for sale of let.
This could be the freehold owner (landlord) or a tenant where premises are marketed mid lease. This
could arise where a business is being sold with the benefit of an existing lease.
