THE SURVEY



The survey starts from the moment first contact is made with the client by means of data collection
about the property in question. This is a threefold process which allows us to determine:

- Does the building require an EPC?

- Is the Building a Level 3,4 or 5 in complexity?

- The price of the survey.

On the day of the survey we will require complete and unrestricted access to the building
(with an escort if necessary). This allows us to survey the building and formulate an accurate
energy rating.

The survey will normally take between two hours to a few days depending on size and complexity.
During this time we will be looking at the plant and equipment, O&M manuals (if present) as this
enables the correct input data to be identified. If your building has a Building
Services Engineer or Service Contract then we will be seeking to contact them in order to gain
a more complete set of data.

The building's fabric has to be identified during the survey and the date of construction
enables the correct identification of Building Regulations the building was built to.

On completion of the survey we will return to the office to begin data compilation and computer
modelling of the building. Finally, the Energy Performance Certificate and Recommendations Report
are generated and reviewed before being forwarded to the client of legal representatives
as requested by the client.


SBEM stands for Simplified Building Energy Model. SBEM is a computer program that provides
an analysis of a building's energy consumption and is used for the production of the Energy
Performance Certificate and associated recommendations. SBEM estimates the monthly
energy use and carbon emissions of a building.
